11 Oct 09 Daily Time Management Tips – 10

If you are in the position of leadership then a working knowledge of time management becomes very important for you. Do not expect your employees to step ahead and shoulder the responsibility. They simple will not. It is on you to make them work, and for that you will need a proper plan. In this part of Daily Time Management Tips series, I will address that issue.

Make a weekly work chart

Devote an hour or two on every Saturday to prepare the work chart for the coming week. This will save many work hours of your team that comes to office on Monday and could not find any to do. A weekly work chart will also tell the employee what is expected of them on each day of week. If you have your work chart in place then your employees cannot say that they did not know about the project. An hour or two on Saturday will save you tens to hundreds of work hour for your company (depending upon the size of your team).

Reward and appreciation

A simple pat on the back goes a long way. Praise the employee who finishes its work on time. You can also run a weekly “employees with the best time management skills” contest. This will motivate employees to finish their works on time. Give some tangible reward as well. A pat and a prize works wonder in keeping the team on target and on time.

Upgrade your office

Do you know how much money does working with old equipments and software is costing you and your company? If you think you do not pay the price then let me break the bad news: you pay through your noses, if your employees have systems from their grandfather’s time. An investment of some thousand dollars can save at least ten of thousands of dollars in employee productivity every month.

16 May 09 Choosing a Home Inspector

Home inspectors are the people who take the uncertainly out of the residential property purchase decision, and save you from post-purchase unwanted surprises. If you do not employ a qualified home inspector to conduct an objective inspection of the home you are planning to buy for faulty electric circuit, broken heating unit, plumbing problems, termite damages etc., you will not be the only one who get rigged by the unscrupulous property dealers. Hence, getting a good home inspector is critical. Choosing a good home inspector can be a daunting task, but if a methodological approach is adopted, this becomes a no-brainer. Qualification, experience, and alliances are the main criteria on which yo should base your decision. Let’s understand each of them separately.

Qualification: To make a good home inspector, one need to have a background in either engineering, architecture or in building contract works. A working knowledge in one of the above fields will give the home inspector a good understanding of what to look for during the inspection.

A well qualified home inspector will have a detailed inspection sheet. The inspection sheet must include foundation, plumbing, electrical outlets, heating unit, siding, termite damage, roofing, etc. The inspection sheet should cover all of home’s major systems. A qualified home inspector will also not hesitate in taking you to the inspection site during or after inspection and explaining the major findings to you.

Experience: Before bestowing the home inspector with the responsibility of doing a close inspection of the home you are planning to purchase, you must check the kind of works the home inspector has done in the past. Do not forget to ask for references, and once you have the references, call some of them and ask about the quality of the home inspector in question. Asking them about their post-purchase satisfaction can be the most important indicator of the quality of the work done and major discrepancies between the inspection done and the reality of the home. Ask them what to expect from the particular home inspector.

Alliance: A professional who is serious about his work will have membership of at least one professional body of the related field or the local Chamber of Commerce, Better Business Bureau, etc. A serious home inspection professional will also have membership of the American Society of Home Inspectors. Collect reputation data from these sources, and see who fares well.

Ask your friends and family members who have used such services for references. The list of home inspector thus produced will be more reliable. Double check all the details that you got, after all, it is about tens of thousands of hard-earned dollars.
